Commercial property developer Kingsbridge has completed construction at Bottle Works, its brand new office scheme in the heart of Guildford, triggering new lettings to law firm Penningtons Manches Cooper, which has taken 9,575 sq ft, and accountancy advisory specialists BDO, taking 10,409 sq ft.
Kingsbridge had secured three pre-letting agreements ahead of practical completion, with leading workplace design and build company Oktra South already announced as taking 5,000 sq. ft at the development.
The occupants benefit from best-in-class facilities and highly sustainable workspaces in a building which meets the BREEAM ‘Excellent’ standard for sustainability, has an Energy Performance Certificate (EPC) “A” rating, and is rated by Fitwel for building health.
Rachel Lacklison, Asset Manager at Kingsbridge, said: “We are delighted to welcome the teams from Penningtons Manches Cooper and BDO to Bottle Works. Bottle Works represents a genuine step change in the Guildford office market, and it is rewarding to work with businesses to help them achieve their occupational aspirations for exceptional and sustainable workspaces.”
Jonathan King, COO of Penningtons Manches Cooper said: “The ethos behind Bottle Works, and Kingsbridge’s commitment to creating energy efficient and sociable workspace, particularly resonated with us. The design not only supports our dedication to sustainability in our operations, but also provides an environment tailored around our people and our culture of collaborative working, both across our teams and with our clients.”
Phil Cliftlands, Regional Managing Partner at accountancy and advisory firm BDO, which will move its growing 150-strong Guildford team from an existing office in Chertsey Street, said: “We are delighted to be able to announce our renewed commitment to Guildford. Our new office means our existing people and future hires will continue to benefit from our town centre location within easy access to the railway station, shops and restaurants, as well as excellent environmental credentials.
“I look forward to growing our team in Guildford and continuing to support the ambitious, entrepreneurial businesses that make up this thriving community.”
Bottle Works is designed by architect Hale Brown Architects to combine the historical character of the original structures with modern and flexible architecture. Occupiers benefit from high quality facilities including a business lounge, concierge, high speed fibre connectivity, energy efficient ventilation, low energy lighting with optimum use of natural light, electric vehicle charging points, showers, and secure cycle storage.
Following the recent lettings only three suites – of 1,399 sq ft, 4,284 sq ft and 8,977 sq ft, remain.
