Paul is responsible for all aspects of financing in the business and has worked closely with the team to deliver business growth since his appointment as Kingsbridge CFO in 2019.
He qualified as a Chartered Accountant (FCA) with BDO in 2003, spending over 10 years in the corporate finance team as a Director working on M&A, Capital markets and due diligence transactions across multiple sectors.
Paul was a member of BDO’s National Real Estate team working with a large number of clients in the property sector. He was then appointed as a Corporate Finance partner at a regional advisory firm, before joining one of his clients in order to assist the business in fundraising and achieving its growth strategy.
Outside of work, Paul is a keen sportsman having competed for Great Britain as a cyclist. The commitments of a young family mean that he now splits his time between running and cycling, both mountain biking and road riding, and is playing with the idea of running an ultramarathon.
Chief Financial Officer
Richard is responsible for the successful delivery of Kingsbridge’s developments, supporting the team at the earliest stages of a project, leading the delivery phase and assisting his colleagues during the whole lifecycle of any development.
A university educated Chartered Construction Manager, Richard brings over 25yrsof experience in the construction and civil engineering industry. He has a strong Tier 1 contractor and client-side background, managing the successful delivery of commercial schemes both in the UK and internationally.
Outside of work, he regularly competes in IPSC target shooting and is a trustee of the national governing body. During his downtime he enjoys spending time with his wife and young daughter, and when time allows, getting up to his allotment.
Project Director
Zanna supports Paul and Dan in the Kingsbridge finance team providing management accounts and working across a variety of related areas including financial reporting, credit control and accounts payable.
Before joining Kingsbridge in August 2021, she gained experience working for several years within a busy team as finance manager at a local storage company.
She is a member of the Association of Chartered Certified Accountants, having qualified in 2023.
Outside of work Zanna enjoys going on long walks across the countryside, running and songwriting.
Management Accountant
Chris was appointed as Kingsbridge CEO in April 2018, to lead the business to achieve its ambitious growth targets.
Prior to this, he spent 12 years as a senior fund manager at LaSalle Investment Management, accountable for more than £3bn of assets under management. Previously, he was fund manager at Schroders Plc and chartered surveyor at Gerald Eve.
Throughout his career, he has gained significant experience in fund management, asset management, investment transactions and product development. He is an experienced investor across the UK and across asset classes with significant experience in funding and delivering pre-let and speculative development.
Chris sits as a non-executive director on the board of FTSE-250 listed UK Commercial Property REIT Limited.
Outside of work Chris is a water sports fanatic and surfs and wing foils as much as a young family will allow! He is also a keen squash and tennis player.
Chief Executive
Kate provides full executive support to Kingsbridge’s founder, Robert Langmead, and manages the human resources support for the business.
Kate, who joined Kingsbridge in 2014, graduated with an honours degree in Business Studies before going on to senior marketing roles with luxury brands Christian Dior, Givenchy and Diageo.
She based herself in Sydney for eight years, where she worked as the executive assistant to the director of the construction company Balderstone, and has also worked as marketing manager at John Wiley publishing.
Outside of work, she enjoys travelling, seeing live bands and practicing her yoga skills!
Executive Assistant
Rachel is passionate about providing outstanding workspaces and working with occupiers to create their ideal working environment.
She joined the team at Kingsbridge in 2015 after studying real estate at Kingston University. She is MRICS qualified and responsible for strategic management of the property portfolio, which includes overseeing landlord and tenant matters and managing leasing strategies.
Rachel works closely with tenants and prospective occupiers to deliver workspaces which meet their business needs and contribute to the wellbeing and productivity of their teams.
She works across Kingsbridge’s office, industrial and mixed-use schemes, partnering with agents, interior designers, fit-out specialists and others to achieve the best outcomes for tenants, in line with Kingsbridge’s aim to be the ‘landlord of choice’ in South.
Outside of work, Rachel enjoys an active lifestyle and can be found at the gym or walking the South Downs with her labradoodle Tilly!
Asset Manager
Robert founded Kingsbridge Estates Ltd, now known as Kingsbridge, in 2004 to manage and develop his property and estates. He has built an experienced and professional team around him to develop his long-term investment strategy.
Robert graduated with an honour’s degree in Business Management from Swansea University and trained in food marketing with Unilever in London. He went on to be a serial entrepreneur in the chilled food industry, founding Nature’s Way Foods Europe Ltd, Fusion Floral LLC in California and Urban Bakery Europe Ltd.
Outside of work Robert is a keen sportsman and avid cyclist, who enjoys participating in global cycling events and supporting charities when racing. These include Restless Development, Dementia Support, The Snowdrop Trust, William Wates Memorial Trust and the British Heart Foundation.
Founder
Greg sources new development and investment opportunities to expand Kingsbridge’s portfolio. He also leads the disposal strategy to ensure an efficient recycling of capital to continue the successful growth of the business.
Greg, who joined Kingsbridge in 2021, began his professional career as a Quantity Surveyor in South Africa. When he relocated to London, he joined LaSalle Investment Management where he was part of the Fund Management team for seven years, completing over £500m of capital transactions covering most sectors and regions across the UK.
Greg has completed degrees in Construction Studies, Quantity Surveying, Financial Analysing and Portfolio Management, and an MBA from the University of Cape Town. He is a qualified chartered surveyor (MRICS).
Greg’s diverse experience in construction, investment and portfolio management position him well to identify and execute the opportunities to meet the ambitious growth targets of the business.
Outside of work you will find Greg on the golf course or enjoying a braai (a South African barbecue feast) with his wife, daughters and friends.
Investment Director
Dan helps manage and support the growth of Kingsbridge through financial reporting, forecasting and strategy, managing financing relationships and tax.
He joined in 2014, having qualified as a Chartered Accountant through ACCA, and enjoys working within a motivated and dynamic team.
Dan’s career prior to Kingsbridge involved training and qualifying with a local accountancy practice, followed by a year travelling Australia, gaining further experience working for an accountancy firm in Sydney.
Outside of work, Dan can usually be found honing his swing on the golf course or spending time with friends and family. He also loves to travel and is slowly working through a bucket list of destinations with his wife.
Financial Controller
Tom manages Kingsbridge’s developments, working closely with investment, finance and asset management colleagues alongside Jeremy Sharland.
Tom graduated with a BSc (Hons) in Mathematics from Nottingham Trent University before joining Brighton Architects LRA Retinue as a surveyor. During this time, he studied for a MSc in Project Management for Construction at Brighton University.
Over his career Tom has acquired extensive project management and cost management consultancy experience in a range of sectors including hospitality, hotels, residential, and local and central government. Before joining Kingsbridge in 2022, he was at Faithful+Gould and then Spider Projects.
He says the most rewarding aspect of his work is seeing the full life cycle of a project – from idea or sketch to bringing the scheme to life.
In his spare time, Tom likes to keep fit with running and time in the gym, and enjoys spending time with his wife and two daughters at the beach.
Development Manager
Ian Playford became Chairman of Kingsbridge Estates in April 2018. He joined the company in 2015 as Board advisor working closely with Robert and his senior team to support the growth of the business.
Ian has 25 years’ experience in international real estate having worked previously as a Fund Manager for Aviva, an Investment Specialist at JLL, an International Property Developer at Parkridge and Group Property Director for Kingfisher plc.
Ian’s first degree was in Estates Management, and he has since completed a post grad diploma in Property and Business at Fitzwilliam College, Cambridge University.
Ian is MRICS qualified and currently sits as a non-executive director on the boards of Her Majesty’s Courts and Tribunal Service and Queen Victoria Hospital Foundation Trust and runs Onboard Executive Ltd.
Chairman
Jeremy manages Kingsbridge’s planning and development projects and works with the Investment Team to source new business opportunities.
Jeremy qualified as a Chartered Surveyor in 1998 with DTZ where he worked for 15 years, advising on large scale development projects and portfolios across the UK, Europe and the Middle East. He was a core member of the professional team advising SEGRO on the new masterplan for the Slough Trading Estate , and advised a range of global corporate occupiers as well as numerous local authorities.
He moved to Quintain Ltd in 2011, where he was responsible for the delivery of mixed use and residential led developments at the Wembley Park regeneration scheme, centred around the national stadium. He joined Kingsbridge in 2021.
Outside of work, he manages a local Under 12 football team in West Horsley and competes in a range of cycling races series across the South East.
Development Director
Katie is responsible for the smooth running and maintenance of the Kingsbridge office, along with offering administrative support to the team. Katie also oversees the marketing activities for the company, this includes planning events, managing our social media accounts and website.
Prior to joining Kingsbridge, Katie has over 8 years' experience working as a Personal Assistant within the property and construction industry.
Outside of work, Katie enjoys exploring the South Downs, going to concerts and travelling!
